Upon receipt of your request for a CMA, we will review the information and contact you via the telephone number provided to set up an appointment to meet with you and tour your home. Using your preliminary information, we search our local real estate MLS to identify properties with similar features. While in route to your home, we conduct drivebys of these properties to assess the accuracy of the information found online and view the community through the eyes of potential buyers. During our brief visit (normally 30 minutes or less), we discuss your motivations for selling, tour your home, document its physical characteristics, amenities and any improvements, as well as evaluate any necessary preventative maintenance issues that could negatively impact the marketability of the home. Prior to departing, we typically take a front view picture for use in our final report, which we normally present within 48 hours of our first visit. This provides sufficient time for us to visit the local Assessor’s office to review public records.
